JOB SUMMARY
The Operating Engineer supports the successful operation of the client’s lab and supplemental equipment. These facilities operate 24/7 and risks must be managed to allow for continual operational up-time.

The candidate for this position must have great written and verbal communication skills. This position will require the Operating Engineer to be the main point of contact between the client, landlord, vendors, and facilities management so exceptional customer service skills are a must.

The Operating Engineer will have responsibility for the operations and maintenance at the client’s office and lab environment and will take daily direction from the Facilities Manager. Responsibilities include the support of all of the client owned supplemental equipment and other site support functions. This role will be part of a team that is accountable for the operational performance readiness, reliability, and integrity of the lab infrastructure systems which include (but not limited to) the following:

Chillers, Pumps, Cooling Towers, VFD’s, AHU’s, CRAC’s, CRCU’s, UPS’s, PDU’s, Batteries, Generators, Fuel Pumps and Fuel Storage, Switchgear, Utility Feeds, Transfer Switches, Process Piping, Fire Detection, Fire Suppression, BAS, and Leak Detection systems.

The successful candidate must have an understanding how these systems function and be capable of performing basic corrective measures. This includes resetting alarms, operating breakers, and switches, starting back-up systems, etc. This individual will also be required to oversee service contract providers that support the facility systems. Ideally, individuals are expected to demonstrate technical expertise in one craft area (Electrical, HVAC, or Critical Systems Operations) and be multi-skilled in others in order to successfully complete daily/weekly work assignments.

The Operating Engineer will be required to perform several preventive maintenance and reactive activities as well as support the Facilities Manager for the region. The focus of this position is to provide support for all facilities systems, including electrical, HVAC, and site-specific requests as needed. The individual will also work to develop strong Client relations and be the eyes and ears for the facility as a whole. This person will also have the responsibility of providing written reports/logs and maintaining reliable and efficient operation of the facilities equipment that supports the lab and office space.

ESSENTIAL FUNCTIONS
Operates in a safe and efficient manner in accordance with government regulatory compliance and standard operating procedures
Perform daily walk-through of site to ensure proper operation of electrical and HVAC equipment and identify any potentially hazardous conditions
Scheduling maintenance, participating in staff meetings, interfacing with key vendors and project management personnel, and keeping up with written communications within facilities management
Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building’s staff and occupants work in a safe environment
Participate in the safety training program and any other safety protocols outlined by company or client policy
Communicates with customers, management, colleagues, Planners/Schedulers and Operations Managers regarding issues, project completion timelines and workload priorities at the Facilities.
Performs all facility maintenance and repairs assigned to him/her by the Facilities manager
Maintains tools, parts, equipment, and supplies used in performing their services in clean and safe condition.
Resource for all partners in equipment and service maintenance of the physical buildings that are the Facilities and the systems for those facilities.Investigate and troubleshoot problems and perform repairs on mechanical equipment including large complex air movement and HVAC equipment
Perform preventive maintenance on various mechanical and electrical equipment
Perform inspections, repairs, and replacements of pumps and piping systems including valves, components, and fittings
Analyze basic heating, cooling, and humidification cycle to include identifying components, knowledge of the operation of each component, and diagnosing problems in other devices to perform routine maintenance and repairs
Inspect mechanical systems, equipment, and components to identify hazards, defects, and the need for adjustment or repair, and to ensure compliance with codes and standards
Use a variety of tools and equipment including measuring devices and testing equipment.
Plan, schedule, and oversee regularly scheduled testing and preventive maintenance of mechanical, HVAC, and instrumentation systems
Responsible for the safe handling and disposal of hazardous materials
Perform minor building maintenance as needed
Operate a variety of hand and powered tools
Troubleshooting customer service calls for temperature comfort inside our buildings
Maintaining the accuracy of system documentation and limited support of new installation projects may be required
Complete full facility inspections as required
Be responsible for vendor management and coordination of activities as it relates to facility operations
Track, log, execute work orders thru the Corrigo platform in accordance with the SLA’s set
Work to adhere to operational KPIs
Be a team player

Physical Work Requirements:
Lifting up to 50 lbs.
Bend, sit, kneel, squat, stand, reach, climb ladders, and lay as required to access equipment components for extended periods.
Frequently walking, climbing, bending, lifting, kneeling, stooping, and working/extending overhead.
Climbing a ladder with a 300 lb. weight limit while carrying a tool bag weighing approximately 20 lbs.
Climbing a ladder up to 30 feet and working from heights
Occasional overtime /after hours response to emergencies may be required

EDUCATION AND EXPERIENCE
High school diploma or GED equivalent
Completion of an applicable technical training program, desirable.
Minimum 2 years field experience with trade school training OR 5 years total field experience

KNOWLEDGE, SKILLS, AND ABILITIES
Excellent communication skills in English – both oral and written.
Good general computer skills with knowledge in email, Internet, Microsoft Word are a plus for this position.
Ability to comply with both Jones Lang LaSalle and client-directed Policies & Procedures.
Ability to perform all work using the proper personnel protective equipment (PPE)
Adhere, in strict accordance, to all applicable safety policies, procedures, and practices
Demonstrate aptitude for and/or have practical experience with thermodynamic, electrical, and/or mechanical systems, as well as computer-controlled equipment
Working knowledge of computer applications, including Word, Outlook, and Excel
Knowledge of work order management systems a plus.
Exceptional customer service skills a requirement
